You’ve found your next home, and you are eager to close on it and start the moving process. Before everything is finalized, however, the next step is a final walk-through, at least a week before your closing date. These are done to ensure the property’s condition hasn’t changed since you last saw it and that the terms of your contract will be met. Here are some good things to know for your final walk-through.
- Take your contract with you because you may want to refer to it at the property.
- If the home is vacant, it’s even more important to do a final walk-through, as no one is living there to make note of any new changes that have occurred since your last visit.
- Take along a checklist of things to look at during the walk-through. It should include items such as:
- Check the exterior of the home, especially if there has been inclement weather since your last visit.
- Turn all light fixtures on and off.
- Make sure the seller hasn’t removed any fixtures that are contracted to you.
- Check all major appliances, especially air conditioning, heat, and hot water heater.
- Turn on all faucets and check for leaks under the sinks.
- Flush all toilets.
- Test the garage door openers.
- Open and close all windows and doors, and make sure screens and storm windows are in good condition.
- Turn on the garbage disposal and exhaust fans.
- Do an overall check of ceilings, walls and floors.
- Do a quick check of the grounds, especially if there are any outlying buildings on the property.
By doing a comprehensive last check, you will save yourself the headache of doing (or hiring out) for unexpected repairs in the first weeks of your move.
